Single Family: How the Workspace Works

Single Family deals in Mogul Deal Evaluator are underwritten by strategy — the same house is a different investment as a rental, a flip, or an assignment, so each strategy gets its own inputs and its own results. This guide covers what all three share; each strategy has its own detailed guide.

The three strategies

  • Buy & Hold — long-term rental underwriting: cash flow, cap rate, cash-on-cash, DSCR.
  • Fix & Flip — renovate and resell: project cost, net profit, ROI, break-even sale price.
  • Wholesale — assign the contract: your fee, the maximum allowable offer, and the end buyer's numbers.

Pick by your exit, not the address — and if you're torn, create the deal under both candidate strategies and compare. They're deliberately separate analyses.

Create first, underwrite second

Creating a Single Family deal takes two quick steps — the address, then a handful of deal basics for your strategy. Everything else is filled from your saved Deal Assumptions so the analysis can come alive immediately. That's a head start, not an answer: the first time the deal opens, a banner asks you to Review Assumptions — do it. Defaults describe a typical deal, and your deal isn't typical.

One workspace, seven tabs

Every strategy opens into the same shell: Overview (the verdict and headline numbers), Underwrite (your inputs, with a live analysis rail beside them), Reports, Property Data (public records), Market Insights (comps evidence), Documents, and Notes. The tabs are shared; the inputs inside Underwrite are strategy-specific — a flip asks about rehab and resale, a rental asks about rent and expenses.

What the readiness states mean

The Underwrite tab tracks Underwriting progress and reports one of four states:

  • Needs more inputs — required fields for this strategy are still empty; nothing is calculated yet.
  • Check your inputs — some inputs contradict each other or the field rules; fix them before trusting anything.
  • Ready to review — the analysis calculates, but an assumption looks weak or unusual and deserves a look.
  • Ready to evaluate — calculated with no blocking issues.
"Ready" means the math is complete — not that the deal is good. Readiness measures whether the required inputs are present and consistent. Whether the result clears your bar is your judgment, made against your own Buying Targets.

Research and evidence

Property Data carries the public record — ownership, sales history, taxes, building details. Market Insights centers on comps: recent nearby resales with a price-per-square-foot view that tests your value or ARV assumption against observed evidence. Rental-market data varies by area; where it's thin, the analysis runs entirely on the rent you enter — verify it against local evidence.

Reports and sharing, briefly

Each strategy has an investor-ready report view with a PDF download, and deals can be shared with a private link you explicitly enable. One Single Family specific: a share link can include several scenarios (you pick which when sharing) — so double-check the selection before sending.

Common mistakes to avoid

  • Trusting the defaults. A "Ready to evaluate" built on unreviewed Deal Assumptions is a calculation about a hypothetical deal.
  • Reading readiness as a verdict. The state pill describes input quality; the numbers describe the deal.
  • Forcing one strategy to answer another's question. Rental cash flow won't tell you if a flip works — switch strategies, not assumptions.
