Creating a Single Family deal takes two quick steps — the address, then a handful of deal basics for your strategy. Everything else is filled from your saved Deal Assumptions so the analysis can come alive immediately. That's a head start, not an answer: the first time the deal opens, a banner asks you to Review Assumptions — do it. Defaults describe a typical deal, and your deal isn't typical.
Every strategy opens into the same shell: Overview (the verdict and headline numbers), Underwrite (your inputs, with a live analysis rail beside them), Reports, Property Data (public records), Market Insights (comps evidence), Documents, and Notes. The tabs are shared; the inputs inside Underwrite are strategy-specific — a flip asks about rehab and resale, a rental asks about rent and expenses.

Single Family deals support scenarios exactly like the rest of Mogul Deal Evaluator: clone the analysis, change one thing, and compare. Your plan determines how many additional scenarios each deal can hold (the controls show your actual allowance), and side-by-side comparison is a plan capability. Property Data carries the public record — ownership, sales history, taxes, building details. Market Insights centers on comps: recent nearby resales with a price-per-square-foot view that tests your value or ARV assumption against observed evidence. Rental-market data varies by area; where it's thin, the analysis runs entirely on the rent you enter — verify it against local evidence.
Each strategy has an investor-ready report view with a PDF download, and deals can be shared with a private link you explicitly enable. One Single Family specific: a share link can include several scenarios (you pick which when sharing) — so double-check the selection before sending.
