The dashboard offers sample deals — fully worked, read-only analyses for each asset type, built on real property addresses with example financials. Opening one is the fastest way to see what a finished underwrite looks like before you build your own. When you're ready, the sample's Create My Own Deal button takes you straight into the flow below.
From the dashboard or your pipeline, start a new analysis. The picker asks one question first: "What are you underwriting?" Choose the asset type that matches the property — Multifamily, Self-Storage, Mobile Home Park, or Single Family (which then asks for a strategy). Each choice opens a purpose-built workspace rather than one generic calculator, so this decision shapes everything that follows.
The intake asks for the property's address and the essentials — typically the price and the income basics for your asset type. Everything you don't enter is filled from your saved Deal Assumptions defaults, and every value stays editable after the deal opens. Where available, public property data is pulled in to pre-fill or sanity-check inputs — treat it as a starting point and verify against real documents.
