Deal Assumptions are your saved defaults — the financing, projection, and exit values Mogul Deal Evaluator uses to fill in whatever you don't enter when creating a deal, plus your Buying Targets. Set them once to match how you underwrite, and every new deal starts closer to your reality.

Where they live

Open Deal Assumptions from the sidebar (deals also link there via Edit targets). The dialog is organized into sections — Buying Targets, Financing Defaults, Projection Defaults, Refinance Defaults, and Exit Defaults — each with its own Save and Reset buttons, so you can tune one area without touching the rest.

How they're applied

  • They're yours. Assumptions are saved per user account and apply to the deals you create.
  • They fill gaps at creation. When you create a deal — especially the quick two-step Single Family intakes — anything the form didn't ask for is resolved from your saved assumptions, so the analysis is alive immediately.
  • Deals then own their numbers. Once a deal exists, its values are its own: edit them freely in the workspace, per scenario. Changing a saved default later never rewrites existing deals — it affects what new deals and scenarios start from.
  • Buying Targets are the exception that travels: targets aren't copied into deals — every deal is scored against your current targets, so updating them updates every "against your targets" reading.

Why reviewing them matters

Defaults describe a typical deal; your deal isn't typical. A first-time Single Family deal even reminds you with a Review Assumptions banner. The failure mode to avoid: an analysis that looks "Ready" but is quietly built on a default interest rate, closing-cost rate, or exit assumption you never chose. Review the assumption sections of any deal you're about to rely on — every prefilled value stays editable.

A sensible setup pass

  1. Buying Targets first — they power the pass/fail readings and Maximum Purchase Price (see Buying Targets).
  2. Financing Defaults — the loan terms you can actually get today.
  3. Projection / Refinance / Exit Defaults — the growth, hold, and exit posture you genuinely underwrite to, not the most optimistic one.

Common questions

  • "I changed a default — why didn't my open deal change?" — By design: deals own their values after creation. Edit the deal itself.
  • "Where did this number in my new deal come from?" — If you didn't type it, it came from your Deal Assumptions (or a system default where you saved none).
  • "Saved, but the page shows the old value." — The dialog notes that a refresh applies newly saved values to what you're viewing.
