The dashboard is Mogul Deal Evaluator's answer to one question: "what changed across my pipeline, and what needs me today?" Here's how to read it.

The four numbers at the top

The four KPIs sit above everything else on the dashboard.
  • Active Deals — deals currently in play, with a stage breakdown bar. Sample deals are always excluded (the tile says how many were excluded).
  • Deals Added This Month — how many deals you created this calendar month, with recent-weeks context. It measures creation, not analysis activity.
  • Deals Needing Attention — active deals with at least one open item, counted once each. This is the same scan that powers the headline and the list below, so the three never disagree.
  • Pipeline Value — the purchase prices of your active, priced deals summed up. It's deal size, not your equity.

When a value can't be known yet, the tile shows a dash rather than a fake zero.

"Needs Attention," precisely

A row in the dashboard's Needs Attention list: the deal name with New Deals and Review badges, the reason "A T12 import is waiting on your review", the deal's size, location and age, and a Review import action link.
Each row names the deal, why it was flagged, and the one action that clears it. "Needs attention" means unfinished input — not a bad deal.

The attention list flags deals with an open, actionable item — required setup unfinished, income or expenses missing, financing incomplete, an import waiting on review, or (for single family) an analysis whose result demands a look. Each row says what's wrong in plain words and deep-links to the exact section that fixes it.

  • It's scenario-aware: a row can report that several of a deal's scenarios need attention — one deal, counted once, with the affected scenarios named.
  • It is not an investment opinion. A deal that misses your Buying Targets is not flagged here — attention means "incomplete or needs review," never "bad deal." Judging the deal remains your job.
  • Samples and archived deals are never flagged.

  • Pick up where you left off — your most recently touched deals, one click back in.
  • Deals by Location — a collapsible map of your pipeline; handy when you work multiple markets.
  • Market and activity cards appear as your pipeline grows — a brand-new account starts with a guided "first deal" view instead, and a sample-deal account keeps the sample excluded from every metric.

Common questions

  • "Why doesn't my new deal show in Deals Added?" — The tile counts the current calendar month; check the created date.
  • "A deal I archived vanished from the numbers." — Correct: active deals only, everywhere on this page.
  • "Attention says financing is missing but I entered a loan." — Follow the row's deep link; it lands on the exact section and field the scan is reading.
