Sample Deals

Sample deals are fully worked, read-only analyses built into Mogul Deal Evaluator — real property addresses with example financials, one for each kind of analysis the picker offers you. They exist so you can see what a finished underwrite looks like before you build your own.

Open one

From the dashboard, choose Browse sample deals — the picker asks "What would you like to see underwritten?" with a card per sample: multifamily, self-storage, mobile home park, and the single family strategies (plus any additional asset types available on your deployment). Opening a card drops you into a complete deal — every tab populated, every number computed.

What makes a sample different from your deals

• Read-only, enforced. Samples carry a SAMPLE badge and a banner; every edit is refused server-side — you can explore freely without breaking anything.
• Real address, example numbers. The property data is genuinely looked up (so Property Data and comps behave like the real thing), but the financial assumptions are illustrative — and every report surface says so.
• Free. Samples never count against your plan's deal allowance, and opening one repeatedly never duplicates it. Archiving a sample just means a fresh copy appears next time you ask for it.
• No downloads or sharing. Report generation and share links are for your own deals — a sample's figures aren't meant to travel.

How to use them well

1. Open the sample for the asset type you're interested in and read its Overview — that's what a complete analysis looks like.
2. Walk the Underwrite tab top to bottom to see where each kind of assumption lives before you have to enter your own.
3. When you're ready, use Create My Own Deal on the sample's banner — it takes you straight into the real intake.

Common questions

• "Why can't I edit it?" — By design; create your own deal to change assumptions. The sample is the reference copy.
• "Are these real financials for that address?" — No. The address is real so the data features work; the numbers are examples and every report says so.
• "It shows in my pipeline — does it count?" — It's labeled SAMPLE and excluded from your dashboard metrics and plan usage.
