Every deal in Mogul Deal Evaluator can produce an investor-ready report — the presentable version of your underwriting — with a PDF download. This guide covers the deal-level report every plan includes, and the higher-tier Report Center that adds report management on top.

Your deal's report

Open any deal's Reports tab. The report presents the deal's current underwriting — the property, the assumptions, and the results — formatted for a reader rather than an editor. From here you can view the full report, download the PDF, and open sharing. Viewing and downloading your deal's report is part of the standard reporting capability included with every paid plan; the numbers it shows are anchored to the deal owner's account on team deals.

The report follows the scenario. The report presents one scenario's underwriting — check the scenario selection before you present, and see the share-links guide for how that interacts with public links.

A mobile home park report adds a Park Income & Business Plan block to the asset profile: the pad and home inventory, the leasing and infill plan, and the diligence topics you documented under Review park facts — including the ones you left blank, so the coverage gaps are visible rather than hidden. The PDF export carries the same park summary alongside the shared financial sections.

The PDF

  • Click Download PDF on the report. The PDF is generated from the report you're looking at, so it reflects the underwriting as of that moment — change your assumptions and the next download reflects them.
  • That also means a PDF you saved last week is a snapshot: after assumptions change, download a fresh one before re-sending it.
  • Single Family note: SF report PDFs are produced in your browser from the on-screen report; if a download doesn't start, let the report finish rendering and try again, or use the full-report view.

The Report Center (advanced reporting)

The Reports page in the sidebar is the Report Center — a library where reports become managed documents: create and save reports across your deals, customize which sections appear, set public-facing branding and notes, track statuses, and manage public report links in one place. The Report Center requires the advanced reporting capability on the account's plan — without it the page explains exactly what it adds, while your deal-level reports above keep working. Don't confuse the two: every plan has deal reports; the Report Center is the management layer on top.

What survives a downgrade

Reports you've already generated are treated as delivered: a deal whose report already exists keeps opening and downloading even if your plan later lapses or drops reporting features. What a lapsed or downgraded plan can't do is produce reporting for new deals or use the Report Center's management features — the page tells you precisely what changed. Public links you'd already shared also keep working (and you can always turn them off — see the share-links guide).

Making the report worth reading

  • Finish the underwriting first. The report is a presentation of your analysis — gaps in the workspace show up as gaps on paper.
  • Use sections deliberately (Report Center): show a lender the debt story, show an investor the returns story — at least one section always stays on.
  • Check the scenario before downloading or sharing — the polished formatting makes whatever case it presents look definitive.

If something looks wrong

  • The report shows numbers you've since changed — you're reading an old PDF; re-download, or reopen the live report.
  • The PDF won't generate — let the report finish loading and retry; if it persists, open the full report view and download from there.
  • You see an upgrade prompt on the Reports page — that's the Report Center's management layer; your individual deals' Reports tabs remain the standard path.
