Deal Finder is Mogul Deal Evaluator's property search — a way to find on-market and off-market properties that match your buying box, before they're deals. Use it to build lists of candidates, look up owners, and push the promising ones into analysis.

Run your first search

  1. Open Finder from the sidebar.
  2. Enter a location — the market you're hunting in.
  3. Open the filters and narrow the results. Filters are grouped into five tabs: Property (year built, beds/baths, structure), Ownership (years owned, equity, owner profile, portfolio size), Financials (assessed value, loan-to-value, tax delinquency), Foreclosure (pre-foreclosure, auction, REO, distress dates), and MLS / Sales (listing status, days on market, price cuts).
  4. Search. Results list with the essentials — street, location, estimated value, type, and equity — and can be re-sorted by equity, value, sale recency, age, and size.

Quick filters: proven starting points

The Quick filters chips apply ready-made combinations investors actually hunt with — for example high-equity absentee owners, recent pre-foreclosures, active cash-buyer portfolios, or vacant properties with delinquent taxes. Start from a chip, then tighten the individual filters to your market.

On-market and off-market

The MLS / Sales tab is the on-market lens — active, pending, or recently sold listings, days on market, and price reductions. Everything else works off public records, so most of what Deal Finder surfaces is off-market: owners you'd reach out to directly. Combining the two is powerful — for example, long-owned high-equity properties that have never listed.

Work the results

  • Open a property to see its record — overview, owner, financial, sales, and location details.
  • Select properties to build a working list, then act on the list: Skip Trace the owners to get contact information, or Download the list for outreach.
  • Save the search to re-run your buying box later; recent searches are kept for you automatically.

Important things to know

  • Searching is not metered — refine as much as you like. Running searches does require an active subscription.
  • Results come from public records and listing data, so coverage varies by county — a thin result set can mean a quiet market or thin records. Widen the area or loosen filters to tell the difference.
  • Finder finds candidates. When one looks real, start an analysis and underwrite it — the numbers, not the filter match, make it a deal.

If something looks wrong

  • "No properties match this search" — your filters are contradictory or too tight for the area. Clear a group at a time to find the constraint.
  • Estimated values look off — estimates are modeled from public records; verify against comps before making decisions with them.
