Skip tracing looks up an owner's contact information — phone numbers and emails — so you can actually reach the person behind a property. In Mogul Deal Evaluator it's built into the places you find owners: Deal Finder results and a deal's Property Data ownership view.
Run a skip trace
- Find the owner — select properties in Deal Finder and choose Skip Trace, or use the skip-trace action on a deal's Property Data → Ownership view.
- Mogul Deal Evaluator queries its data provider and returns the people connected to the property with their phone numbers and emails, ranked by confidence.
- Results are saved with the property, and your Skiptrace History keeps the full log.
How billing works
Two sources pay for traces, in order:
- Your included monthly allowance. Plans include a number of free traces each month. Open My Wallet to see exactly where you stand — the meter reads "X of Y left this month."
- Your wallet balance. Once the included traces are used, each additional trace draws the per-trace rate from your wallet. The wallet shows the current rate next to your cash balance, and wallet funds never expire.
You're only charged for results. A trace that finds no match, or fails, doesn't consume an included trace or charge your wallet — the reserved unit is released.
Bulk skip tracing
From a selected list in Deal Finder you can trace many owners in one batch. Bulk skip tracing is a higher-tier plan feature with a per-batch size limit set by your plan; the control tells you the limit when you use it. Each successful trace in the batch is billed exactly like a single trace — allowance first, then wallet.
Important things to know
- Recent results are reused rather than re-purchased — repeating a trace on the same property shortly after doesn't double-charge you.
- Contact data comes from third-party records: numbers go stale, people share names, and confidence scores exist for a reason. Verify before you rely on a number, and honor do-not-call preferences where they're flagged.
- On team accounts, skip-trace billing runs through the account owner's allowance and wallet.
If something looks wrong
- "You have used all your free skip traces this month. Add funds to keep skip tracing." — the included allowance is spent and the wallet is empty. Open My Wallet → Add Funds to continue, or wait for the next monthly window.
- No match found — some owners genuinely can't be traced from available records, especially entities and recent transfers. You weren't charged; try again later as records update.
- The meter doesn't look right — the wallet's Skiptrace History tab lists every trace and what it consumed, which is the fastest way to reconcile.
