What you can do in Mogul Deal Evaluator is determined by your account's plan and subscription state — through two simple mechanisms. Understanding them beats memorizing any plan table, because the product always shows you your own live numbers.
Mechanism 1 — capabilities (can I use this feature?)
Features are switched by plan capabilities. Some are part of every paid plan — creating deals across the shipped asset types, using scenarios, viewing and downloading your deal reports, property search. Others belong to higher tiers, including:
- Advanced underwriting — the Advanced Analysis band (growth & exit, sensitivity, syndication) and related depth.
- Document import — T12 and rent-roll imports.
- Scenario comparison — the side-by-side compare view.
- Advanced reporting — the Report Center and report-link management.
- Team collaboration — seats, roles, and deal sharing with teammates.
A feature your plan doesn't include shows a locked state that says exactly what unlocks it — the product never hides a feature silently, and this article deliberately doesn't restate a plan-by-plan table the app already renders live on the pricing page.
Mechanism 2 — allowances (how much can I use?)
Some usage is metered per billing month: new deal analyses, free skip traces, and per-deal additional scenarios. The reliable source for your numbers is the product itself:
- The sidebar shows your remaining deal allowance.
- My Wallet shows "X of Y left this month" for skip traces.
- The New Scenario control tells you when a deal has reached its scenario allowance — and deleting a scenario always frees a slot.
Allowances renew with your billing month. Trust the meters over any remembered number — they reflect your account's actual entitlement.
Teams: whose plan counts?
On shared deals, entitlements anchor to the deal owner's account — a teammate can't exceed what the owner's plan provides, and can't lose access to something the owner's plan includes. Team billing (like skip traces) runs through the owner's allowance and wallet.
When your plan changes
- Upgrades unlock capabilities immediately.
- Downgrades and lapses stop new gated actions but never confiscate delivered work: existing deals remain, generated reports keep opening, live share links keep working — and you can always disable a link. The affected pages state exactly what changed.
- Wallet cash is yours regardless of subscription state — it never expires with a plan.
Common questions
- "How many scenarios do I get?" — The scenario controls on any deal show your live allowance; it depends on your plan's current configuration.
- "A feature is locked that I think I should have." — The locked card names the capability; check your plan on the subscription page, and on a shared deal remember it's the owner's plan that governs.
- "Do unused allowances roll over?" — Monthly allowances renew with the billing window; wallet cash carries forward.
